Warner is hilly, and the housing built through the 1990s and 2000s worked with the terrain rather than flattening it. Larger family homes on split-level blocks, steep driveways, and backyards that step down in benches held by retaining walls. The pools went in wherever a level pad could be cut, which often means the pool is perched behind a wall, above or below the house, reached by a flight of steps.

It is a good suburb to own a pool in and a demanding one to renovate in. Anyone quoting a Warner job without seeing it is guessing.

Getting materials to the pool

This is the first question on every Warner job. A resurface means tonnes of material coming out and tonnes going in, and on a benched block there is usually no machine route at all. The realistic options are hand-barrowing down or up steps, a conveyor or chute where the geometry allows, or occasionally a crane lift over the house for the bigger jobs.

Each of those has a different cost. That is why an on-site look matters more here than almost anywhere else in the region, and why you should be sceptical of a number quoted over the phone. The cost guide explains what drives the figure.

The retaining wall is part of the job

Where a pool sits hard against a retaining wall, two things need attention.

The gap between the wall and the pool edge dictates how the coping can be worked. Sometimes there is no room to stand outside the coping line at all, which changes the method and the time. See tiling and coping.

The wall itself can create a compliance problem. A retaining wall near the barrier can give a child a climbable surface or effectively reduce the fence height on the high side, and that is a common reason a pool does not pass an inspection. Worth looking at before a sale rather than during one. See fencing and compliance.

Movement and water loss

Cut and filled ground settles. Over twenty years that puts slow stress on buried plumbing and on the shell, and the usual symptom is a level that drops faster than evaporation explains. On a sloped block the escaping water often never shows on the surface, it just soaks away into the fill behind the wall.

Get leak detection done before committing to a resurface. There is no point putting a new interior over an unresolved leak, and finding it first is far cheaper than finding it after.

Frequently asked questions

Can you actually get a bobcat into a Warner backyard?

Sometimes, on the gentler blocks. On the steeper ones, no. Plan for hand access and treat machine access as a bonus if it turns out to be possible.

Does a crane lift make the job much more expensive?

It adds a real cost for the day, but on a difficult block it can be cheaper than days of hand-carrying. A renovator who works these blocks will compare the two for you.

Is cracking on a sloped block serious?

It depends on the type. Hairline surface crazing is cosmetic. A crack that is moving, stepped, or losing water needs assessment before any resurfacing goes ahead. Building work valued over $3,300 in Queensland generally requires a QBCC licensed contractor.
