One bridge, one planning problem
Island work rewards contractors who batch it. A trade that is already on Bribie for a week will quote a Bongaree pool differently to one making a special trip for a half day of tiling. The practical effect for you is that scheduling can take a little longer to line up, and that a job planned as one continuous run of work costs less than the same job broken into four separate visits. Materials deliveries follow the same logic. Ask at quote stage how the contractor intends to sequence it, because on the island that answer matters more than it does on the mainland.
Sand, passage air and the usual wear
Flat sandy ground means groundwater is close, so a drain-down gets handled with the hydrostatic valve and the timing in mind rather than a hose and hope. Passage air is gentler than the ocean side of the island but it is still salt, so gate hardware and equipment pads corrode faster than they would inland. Holiday lets need a current certificate
Bribie carries a lot of short-term and holiday letting, and that brings the Queensland pool safety rules into daily relevance. Pools are registered on the QBCC pool register, and a pool safety certificate is issued by a pool safety inspector licensed by the QBCC, valid two years for a non-shared pool and one year for a shared pool. To lease a property the certificate has to be in place, with no notice shortcut available. To sell, the seller gives a current certificate before settlement or gives the buyer a notice of no pool safety certificate. That is a guide and the current rules should be confirmed with the QBCC.
