Dakabin sits on rolling ground, and that is the defining feature of pool work here. Newer estates have filled in around the older acreage remnants on either side of the rail line, and because the land moves, almost nothing was built flat. Blocks were cut and benched, retaining walls hold the levels apart, and a lot of the pools sit on a pad with a wall on one side and a drop on the other, often with a raised timber or composite deck wrapped around them.

It is a good-looking way to build a backyard. It is also the thing that makes a renovation here more involved than the same job on a flat lot.

Why slope complicates the job

Three practical consequences come up on most sloped Dakabin blocks.

Coping is harder. Where the pool meets a retaining wall there is often no room to work from outside the coping line, so the crew works from inside the shell or from above. Where a deck runs up to the pool edge, boards usually have to come up to get at the coping and then go back down. See tiling and coping.

Access is worse than it looks. A wide front yard means nothing if the pool is down a flight of steps or up behind a wall. Materials get carried, and sometimes craned or passed over a boundary.

Drainage matters. Water moving down a slope behind a retaining wall ends up somewhere, and that somewhere is often against the pool shell.

Retaining walls and the barrier

A retaining wall next to a pool is a compliance issue as well as a building one. Where a wall sits close to the fence it can create a climbable surface in the zone that has to stay clear, and raised decks and garden beds can also effectively lower the barrier height. These are common reasons a pool does not pass.

Pools in Queensland are registered on the QBCC pool register, and a pool safety certificate is issued by a pool safety inspector licensed by the QBCC. It runs two years for a non-shared pool and one year for a shared pool. Selling means providing a current certificate before settlement or giving the buyer a notice of no pool safety certificate. Leasing means the certificate must be in place. This is a guide, so confirm current requirements with the QBCC. Repairs are covered on the fencing and compliance page.

Water loss on a sloped block

If the level drops on a pool built into a bench, do not assume evaporation. Ground movement on cut and filled land puts stress on plumbing runs, and a leak behind a retaining wall can go unnoticed for a long time because the water simply disappears into the fill. Leak detection is worth doing before any resurface. A guide price for a leak detection visit is $400 to $800.

Frequently asked questions

Does the deck have to come up to redo the coping?

Often part of it does. A good renovator lifts only the boards needed and refits them, and will tell you upfront if any are too far gone to reuse.

Is a pool on a benched pad riskier?

Not inherently. These were engineered to sit there. Keep an eye on drainage behind the walls and have movement cracks looked at rather than ignored.

How much does access add to a quote?

Enough that it should be assessed on site rather than guessed. The cost guide explains the main drivers.
