Burpengary East is the newest growth front in this part of the region, estates still being built out, streets where half the houses have a construction fence and the other half have a lawn that went in last year. The pools here are new. That changes what owners actually need, and it would be dishonest to pitch resurfacing at a suburb where almost nothing is old enough to want it. A modern interior has 15 to 20 years in it. If your pool went in with the house, it is not due, and anyone telling you otherwise is selling.

What Burpengary East owners do call about is different: getting a pool finished properly after a builder handover, heating and equipment that was value-engineered down during the build, and barrier compliance that was signed off on an empty site and no longer reflects the backyard you have now.

After the builder hands over

A new pool is frequently handed over as a shell, a pad and a patch of dirt. The pool works, but the surrounds do not exist yet. Coping that was specified to the cheapest option, no paving, a temporary barrier, no landscaping and a plain concrete apron. Finishing that properly is a renovation job even though the pool is brand new. See tiling and coping for where most of that work sits.

Equipment and heating, which is where the value is

Builders specify to a price. The pump is often single speed, the filter is often the smallest that will pass, and heating is almost never included. Upgrading early is worth more here than anywhere, because you pay for a cheap pump every quarter for the next decade. A variable speed pump, a properly sized filter and heating that extends the swimming season from four months to eight is the upgrade that actually changes how much the pool gets used. See equipment upgrades. Electrical work must be done by a licensed electrician.

Barriers in a half-built estate

A barrier that complied at handover often does not comply once the yard is landscaped. Raised garden beds reduce effective fence height, new retaining walls and air conditioning units land in the non-climbable zone, and temporary fencing gets left in place far too long. In Queensland the pool is registered on the QBCC pool register and the pool safety certificate is issued by a pool safety inspector licensed by the QBCC, valid two years for a non-shared pool and one year for a shared pool. Confirm the current rules with the QBCC. See fencing and compliance.

Frequently asked questions

My pool is five years old. Does it need resurfacing?

Almost certainly not. A quality modern interior lasts 15 to 20 years. If it looks poor at five years, that points to water chemistry or an application issue, and it is worth having assessed rather than resurfaced.

Is it worth upgrading the pump the builder installed?

Often yes. Variable speed pumps use markedly less power than single speed units and the saving compounds over years of running.

Will landscaping affect my pool barrier?

It can. Anything that raises the ground level beside the fence or adds a climbable object near it can create a defect that did not exist at handover.
