Bray Park is a 1970s and 80s suburb that grew into its gardens. The trees planted when the houses went up are now full size, the streets are shaded, and most backyards have at least one large tree over them. It is one of the nicer parts of the Pine Rivers area to live in. It is also hard on pools, and nearly every job we see here traces back to the same cause.
Leaves. Decades of them.
What a canopy does to a pool
An older pool under mature trees carries a load that a pool in an open estate yard never sees. Three things follow.
The surface stains. Tannins from leaves sitting on the floor leave brown and grey marks that bleach out temporarily and come back. On an older interior that has lost its density, the staining gets into the surface rather than sitting on it, and at that point chemistry will not fix it. A resurface will.
The filtration works harder. Skimmer baskets fill in days, the pump basket clogs, flow drops, and a filter that is always loaded never runs at its best. Over years that shortens the life of the whole pad. See equipment upgrades.
The water goes green faster. Organic load plus reduced circulation plus summer heat is the standard recipe, and shaded pools often get written off as hopeless when they just need the load managed. Green pool recovery is a treatable problem, not a reason to fill the pool in.
Tree roots and pool plumbing
The less visible issue. Roots from established trees go looking for moisture, and a buried pool line with a weeping joint is exactly what they find. Over time roots can crack older PVC and skimmer throats, and the first sign is usually a slow unexplained drop in level.
If you are losing water, get leak detection before you spend anything on the interior. Guide pricing for a detection visit is $400 to $800, and it is the cheapest money you will spend if it stops you resurfacing over a leaking line.
Doing it once, properly
The sensible Bray Park job bundles the lot into one drain-down: new interior, waterline tiles, coping repairs where roots or movement have lifted it, and the equipment renewed in a single clean plumbing run. Doing it piecemeal over three seasons costs more and keeps the pool out of action longer. Coping repairs belong in the same visit for the same reason. See the cost guide.
Frequently asked questions
Will resurfacing stop the staining coming back?
It resets the surface and modern interiors resist tannin better than a forty year old finish, but the leaves still fall. Pair it with better skimming and a filter that is sized for the load.
Should I remove the tree?
That is your call and sometimes a council matter. Plenty of Bray Park owners keep the shade and manage the pool around it, which is a perfectly reasonable choice.
Do I need approval for pool work in Bray Park?
Renovation of an existing pool generally does not require the same approvals as a new pool, but barrier changes and structural work can. Building work valued over $3,300 in Queensland generally requires a QBCC licensed contractor. Check with City of Moreton Bay and the QBCC for current requirements, and see fencing and compliance.
