Joyner is the quieter side of the ridge from Warner. Semi-rural and acreage pockets, larger blocks, and Lake Samsonvale sitting just to the west. The pools out here tend to be bigger than the estate pools a few streets away, because there was room to build them that way, and the surrounds are usually generous paving or decking rather than a narrow path.

For once, access is not the problem. On most Joyner properties a machine can get to the pool, materials can be stacked near the work, and a crew can set up properly. That shows up in the quote, and it shows up in how quickly the job runs.

Bigger pools, bigger surface area

The trade-off is size. A large acreage pool has more interior to resurface and more metres of coping and waterline tile than a standard family pool, so the total is higher even though the rate per square metre is often better. Worth knowing before you compare a quote here with what a neighbour in an estate paid.

A resurface on a large pool is also the moment to think about the interior specification seriously. On a big pool the colour and texture of the finish sets the look of the whole property, and the difference between a standard pebble and a premium quartz or glass bead finish is more visible at that scale. The cost guide covers both.

Tank water and bore water on a refill

This is the Joyner question worth asking early. A large pool takes a lot of water to refill, and out here that water may come from a tank, a bore, or a carted delivery rather than from the town supply.

Bore water in particular can carry iron, manganese and hardness levels that will stain a brand new interior within days of filling. Tank water can be soft and low in calcium, which is its own problem on a new surface. Either way the fix is simple if you know in advance: test the source, treat the water as it goes in or immediately after, and balance properly before anyone swims. Raise it with your renovator before the refill is booked, not after the stain appears.

Where town water is used, discharge of the old water still has to follow the local water authority requirements, and Unitywater is the provider for this region.

Equipment on a large pool

Bigger volume needs proper sizing. An undersized pump and filter on a large acreage pool means long run times, poor turnover and a pool that goes cloudy every time it rains. Sizing the pad to the actual volume is often the single best improvement. See equipment upgrades. Electrical work must be done by a licensed electrician.

Frequently asked questions

Will bore water really stain a new surface?

It can, quickly, if the iron content is high. Test before filling and treat the water. It is a known issue with a known answer.

Is a big pool worth resurfacing or better replaced?

Almost always worth resurfacing. A sound concrete shell will take several interiors over its life, and replacement is a different order of cost.

Does acreage mean a different compliance standard?

No. The same Queensland rules apply, with the certificate issued by a pool safety inspector licensed by the QBCC. Dams and lakes nearby are a separate matter. Confirm the current rules with the QBCC and see fencing and compliance.
